Framing has begun..

Little bits have been happening most days this week. A couple of hours, at most, most days, but at least there has been progress. Today there was excellent progress!

On Monday, a great big delivery of timber arrived at the block. The timber for the frame and posts had been delivered. Excitement!!

On Tuesday, they started cutting bits of timber. We know this because there were piles of sawdust everywhere! They just seemed to be cutting to specific predetermined lengths in piles? Boring!

On Wednesday, they had put chalk lines on the slab showing where the walls were to go. Wow, now the rooms look very small. Panic stations, what have we done!!!!

On Thursday, the finished the retaining wall down the right hand side of the block. This was the smaller retaining wall. Hmm, perhaps they had a better offer somewhere else?

Today, they finished off the left hand retaining wall (32m) and they have laid out most of the outside walls of the frame on the slab and started to put the frame together. Now, the rooms look bigger again, Phew!! I must say the frames are very neat and I could not even see any stray nails on the noggins. To my untrained eyes, they looked very good.

From reading other blogs (Hi WBH!), it seems that it takes about a week to get the frame up. So, hopefully by the end of next week, we will have a completed frame. They question is, of course, will it be panic stations again, or Phew, it looks an ok size.

Some pictures of the slab, with the frame laid out on it. As you can see, there is still a fairly large amount of timber waiting. I imagine it is for the internal wall frames.


This is taken from about half way down the slab looking across to the back. The large hole in the frame in the foreground is the window for bed 4. They have not finished the bottom of the frame for the window yet.

Yay Joanne! I've been hanging out for an update, you are sooo lucky and sigh, we still have NO idea as to when we can expect a site start! I'm still reeling from learning that they supposedly ordered the building permit 3 1/2 months ago....and still don't have it!
We went and checked on our little piece of dirt last Saturday and a block around the corner had a slab, but no sign of any timber. Today when we went back ( gluttons for punishment! ) we noticed they have a full frame! So yours shouldn't be too far away.
And I pray that you think that the rooms are big enough when the frame goes up....yours is a big extended version, and if yours isn't big enough then I'm in trouble!!!

Finally an update!!! Was wondering how was your progress...

I am so so so so so soooooo jealous!
I am sure you will have full frame by next week!! And everything will be really fast after that I suppose.

Are you planning to have an independent inspector to inspect yours?

Hi Joanne,
Isn't it exciting to see actual rooms starting to take shape? I felt the same way as you do - when the slab was chalked, the rooms looked tiny, when it was framed, the rooms looked bigger, when it was insulated, the rooms looked smaller again, then when it was plastered, they looked perfect!

So, don't fret. The house will look huge by the time it's painted!

The framers work really fast. Before you know it, you'll see that funky green Porter Davis gift wrap around your house :)

Oh wow, excitement plus! I remember this feeling. The house two doors down (PD Marina) had their room outlines done yesterday and I had a walk through last night :-)

As much as the pre-cut takes up time it helps to see the frame go up quicker. Our poor chippies had to pre-cut the upstairs three times as the first two lots got stolen!

How much did you increase the overall house size? By this time next week you guys will be having a ball running through the frame.

Hi BB,

Can't wait to be in your shoes! We just got our final drawings and they only need small amendments. CSC says she should have a start date to us by tuesday but we probably won't get our slab until Feb. Oh wells, waited this long, another week or two won't kill us.

We walked through our neighbour's building a Brookvale 50 too and thought the rooms were small even with the frame up! Definitely will look perfect once plastered and painted tho. Can't wait to join the building party!

Wow BB, its going so fast for you. Yes our rame was done in two days and i think they took another two days to put the roof trusses up, You will have roof tiles now before you know.
And if K&T's and your Illoura's room seem smaller then definitely i am the one who needs to worry about the room sizes :-(

K, I know what you mean about reeling when you found out. We were not dissimilar. Crossing my fingers (and toes) for you. I remember the joy and frustration of WBH's illoura starting. It's so weird how the size is big one minute then small the next.

Lex, Hope that your rocks are gone soon and that you can start. Can't believe that you started before us and haven't even got pipes yet! I am sure we will slow down at some point, there are always issues in building. You just have to hope that rocks are the only dramas that you have during the build.
Hi Liana, you are so right, can't believe how big/small it looks at the different stages. LOL .. I'm hanging for that "funky green PD gift wrap".

Hey T, wow, two lots of framing stolen! I can't believe some people. Probably because I would not consider doing it myself, I cannot conceive of other people doing it. Too trusting I guess.

We made the Illoura 4 squares bigger (40sq - 373sqm). I had not seen a pre cut before but all our doors/bi fold frames etc are there. So that is exciting too.

Hi M&J, can't wait for you and K&T either!! When its all happening, it's so exciting you just want everyone to share int he excitement too. Just be careful and check the plans they put in the meter box to work from. They have not used our final "fixed" construction drawings,but the ones signed at contract. Luckily it does not impinge on the slab set out!

Hi R&C, your place is going up so fast. Won't be long before you are in and I am hanging to get plastered!

Hey WBH, it's so weird because when DH and I walked through your frame we were going, wow, how big is it!! I think the pictures you imagine in your mind have little to do with reality when you look at the actual real slab, etc. We are doing the same thing with the back yard, going, yeah, 6m is cool, then no, it's tiny. I bet it will look smaller again when the fence goes up.

Hi Kexkez, have been watching your blog with interest. I have never seen a double brick house being built. I love your bricks and your layout. Can't wait to see it all come together.

Hi Belle'. Looking at your slab photos, it all looks big to me.
Frame will take no time to complete, then windows, wrap, plumbing roughout and bricks.
Are brickies still in demand?

I've just started checking out blogs and I'm finding all our neighbours to be!! We're building next door to you!! I recognised the block straight away!! We are also building the Illoura 36!! When I worked out we were going to have the same house I checked out our fascades and bricks etc...and it's going to look different!! I have all our colours on our blog if you want to have a look!! No one will even know LOL!! We should make a time to visit our blocks at the same time to exchange details etc....

Hi Matt and Casey, we found T&L on the net before we met them in person too!! We were never at the house at the same times! How weird, because the developer told us that block still was not sold in November. Amazing we are build the same house (almost) the facades will look very different because we added 1 metre to the front of the study and we are not having any render. We'll probably see you sometime up there.

Ahh yes,this brings back memories. I think you will find the house is plenty big enough - mine is only a 29 and I never want for room. Look forward to seeing it all come together.
